2025 Canada Cold Storage Development Cost Guide
Provincial cost-per-square-foot ranges for new freezer, cooler, and multi-temperature cold storage facilities, including refrigeration plant and racking allowances.

Cold storage in Canada is under-documented. Industrial market reports fold refrigerated product in with dry warehousing, regulatory guidance is scattered across agencies, and construction cost benchmarks are essentially unpublished. Everything below exists because we needed it on a live deal and had to build it ourselves.
Guides are free and open. A few downloads ask for an email so we can send them; that is the only thing we do with it.
