1. Tell us the requirement
Temperature, throughput, clear height, location and timing. The more specific it is, the smaller the set of buildings that can answer it, and the better the approach reads to an owner.
130 refrigerated and frozen buildings across Canada that exist, are not listed, and can still transact.
Cold storage almost never reaches a listing page. Vacancy across Canadian refrigerated and frozen facilities sits near 3.2%, and above roughly 100,000 square feet there is frequently no existing building available at any price. A search that returns nothing is not evidence that nothing exists. It is evidence that the market does not run through listings.
So we track the buildings instead. Every record below is a real refrigerated or frozen facility that was not on the market when we last checked it: not for sale, not for lease, no broker attached. We hold location, size, clear height, temperature configuration, plant type and age where known, ownership and transaction history on each one.
What is published here is deliberately banded. Region rather than address, a size range rather than an area, and a decade rather than a year. That is enough to tell you whether our coverage reaches your requirement, and not enough to identify an owner who has not asked to hear from the market.
Three steps, in this order. The second one is not negotiable.
Temperature, throughput, clear height, location and timing. The more specific it is, the smaller the set of buildings that can answer it, and the better the approach reads to an owner.
We are asking owners who are not in the market to consider a transaction. We will only spend their attention on a buyer who is real. The agreement establishes that we act for you; the proof of funds establishes that the requirement is capitalised. Both go to the owner with the approach.
You get the building-level detail on the records that match, and we make contact. An owner who has not listed has not decided to sell, so some will decline. Enough do not that this is how a large share of cold storage actually trades.

These buildings exist and hold refrigerated or frozen space. None of them is publicly listed for sale or for lease. We track them so that when a requirement has no answer on the open market, which in cold storage is most of the time, there is somewhere else to look.
Not off a page, and not today. An owner who has not listed has not decided to transact. What we can do is approach the owner on your behalf with a specific, funded requirement, which is a different conversation from a general enquiry and is answered differently.
Because we are asking owners who are not in the market to consider a transaction, and we will only spend their attention on a buyer who is real. The agreement establishes that we act for you; the proof of funds establishes that the requirement is capitalised. Both go to the owner as part of the approach.
Location, size, clear height, temperature configuration, refrigeration plant type and age where known, ownership, and transaction history. What this page publishes is deliberately banded: region rather than address, and a size range rather than an area. The building-level record is released under the agreement.
It is a tracked set, not a live feed. Buildings are added as we identify them and removed when they trade or come to market. A record here means the building was off-market when we last checked, not that it is off-market this morning.
Building-level detail on any record above is released under an executed buyer representation agreement with proof of funds. Bring the requirement; we will tell you honestly whether our coverage reaches it before you sign anything.
