The Calgary market

Alberta is the most available of the major Canadian cold storage markets. Vacancy runs near 4.1%, against 2.8% in the GTA and 1.6% in the Lower Mainland, which means existing space in Calgary is genuinely obtainable rather than theoretically obtainable. For a requirement that can be met by an existing building, that difference is worth more than the rent saving.

Net lease rates across Alberta run roughly $15 to $22 per square foot and construction runs $380 to $510, the lowest of the large provinces. Industrial land is a fraction of Lower Mainland pricing, so the build-versus-buy calculation lands differently here than it does in Ontario or British Columbia: building is a live option at sizes where it would not be elsewhere.

Demand is anchored in agri-food rather than in population. Beef processing and distribution drives a disproportionate share of Alberta cold requirements, which makes the market less correlated with the energy cycle than the rest of Alberta industrial. What the energy cycle does move is construction labour cost and availability, which shows up in build schedules rather than in rents.

Calgary cold storage questions

How much does cold storage cost to lease in Calgary?

Alberta net lease rates run roughly $15 to $22 per square foot, the lowest of the large provinces and well below the GTA. Energy is passed through on top in most structures. Alberta industrial power rates are a real factor in the total occupancy cost of a freezer, and are worth modelling explicitly rather than assuming, because on frozen space the energy line can rival the base rent.

Is cold storage easier to find in Calgary than in Toronto or Vancouver?

Yes, and by a wide margin. Alberta vacancy runs near 4.1% against 2.8% in the GTA and 1.6% in the Lower Mainland. Existing space is genuinely available rather than available in principle, and requirements that would have to be built in Ontario can often be met by a building that already stands here.

Does provincial meat inspection affect what building I need?

It can decide it. Alberta Agriculture and Forestry shares oversight with the CFIA, whose Alberta operations centre is in Calgary, and provincially licensed meat plants comply with the Alberta Meat Inspection Act. That standard restricts product to sale within the province. If interprovincial or export distribution is anywhere in the plan, the facility has to be designed to the federal standard from the outset, because retrofitting a building to become licensable costs several times what designing for it would have.

Should I build instead of lease in Calgary?

More often than in Ontario. Construction runs $380 to $510 per square foot against $420 to $560 in Ontario, and land is cheaper, so the threshold at which building beats compromising on an existing building is lower. It still turns on the same questions: whether utility power capacity is there and how long an upgrade would take, then soil conditions and the floor system, then municipal approval timelines.
