Why we set it up this way

Cold storage transactions fail in a consistent place. A broker sources a building or a site, the deal gets to diligence, and a construction question arrives that nobody in the room can answer: what does this refrigeration plant actually have left, what will the retrofit really cost, can this site get the power.

By the time a contractor is engaged to answer it, the option period is running out and the leverage is gone. The deal either dies or closes on assumptions.

We put the two together deliberately. The brokerage side transacts cold storage across every Canadian province. The construction side is a general contracting and project management partner with 35+ years of cold storage delivery, concept to commissioning, across the country. When a technical question comes up mid-deal, it gets answered that week by someone who has built the thing.

What we actually know

The claim we make is narrow and specific: we know cold chain buildings. That means the real estate, and it also means the systems inside them.

  • Refrigeration systems: ammonia, CO₂ transcritical, and synthetic
  • Refrigerated envelope, vapour barrier, and thermal bridging
  • Sub-slab heating, glycol loops, and frost heave prevention
  • CFIA licensing, SQF, BRC, and HACCP facility requirements
  • Cold storage lease structures and energy pass-through clauses
  • Replacement cost valuation and cap rate analysis for cold assets
  • Dock design and reefer traffic flow
  • Automation, AS/RS, and the clear heights they demand

How we work

Flexibly, and that is deliberate. Use us for brokerage alone. Use us for construction alone. Use us for both. We follow the client’s need rather than trying to sell the second service into every engagement, and we would rather tell you a project does not work than build you something you should not have built.

The Team

Commercial real estate is transacted between people. You should know who you are dealing with.

Team profiles are being published. In the meantime, you will speak to a principal on the first call, not an assistant, and not a form response.
